Creating a very special family home that could rightly be deserving of the title "best in class"

Let's be honest ... the traditional London terrace simply doesn't meet the demands of modern family life. The internal layouts are compromised with no real connection or any cohesive sense of flow. The small galley kitchens cut the house into separate sections, leaving rooms both dark and children cut-off from the family. And the homes are less functional, accessible, and cluttered with lack of purposeful storage.

22 Hebdon Road required a radical transformation. We began by removing walls, extending the house at the back, introducing new light, and adding a dormer and new bathroom in the loft; leaving pretty much nothing of the original layout. In addition, stripping the house back to brick allowed us to update all the electrics and plumbing to higher quality and modern safety standards which the property desperately required.

We started the floorplan design by deciding to place the kitchen at the heart of the home. This layout is more efficient, as it increases the versatility to accommodate the rhythms of everyday life and idea for entertaining. Next, the open plan spatial sequence was introduced by zoning areas for dining, studying, watching television, and creating new functional areas for storage and laundry and lastly, adding a new ground floor WC for convenience. A set of new through-lounge doors were also installed to create an uninterrupted visual connection. The seamless transition between zones that the open plan space now provides breathes new life into the dated London terrace and gives a more inviting atmosphere that is now far more sociable and connected, and no longer cramped.

Our Philosophy

Reimagined. Remodelled. Reborn. Our goal for this project was to reimagine the London terrace, to create a fresh, new, and bold concept to accommodate the contemporary lifestyles of today’s families. A radical remodel was therefore required to deliver a well-designed floorplan that would carefully consider how rooms connect, their layout, their functions, even the arrangement of furniture. By creating that seamless flow and intuitive connectivity, we strived to create a home that delivers an exceptional experience, that provides a sense of tranquillity and happiness, one that awakens the soul, a house reborn.

The Kitchen

With the kitchen at the heart of the home, we needed to ensure it was not only timeless and effortlessly stylish but combined with ingenious modern solutions that endure for years to come. When you first enter, you are immediately hit by the showpiece, a spectacular 3-metre island made from a sintered stone that’s an alternative to marble. The stone is extraordinary because not only does it inject life and depth into the kitchen but is also extremely durable. Unlike marble it does not stain, and because the surface is so hard, it is very resistant to heat, scratches, and abrasion. For the cabinetry, an in-frame bespoke shaker design was chosen, known for their durability and high-quality construction.  Drawer boxes were made from solid oak and doors from tulipwood, finished with custom solid brass handles. The simplicity of the cabinets provides a timeless design that can transition through decades, and unlike cheaper vinyl wrapped kitchens, the cabinets can easily be re-painted if chipped or scratched, and even colour changed should owners want to make them more personalised. A reassuring industry leading 15 yr guarantee is also supplied on the kitchen furniture, a testimony of the quality and craftmanship.

 

For the ultimate kitchen convenience, an instant boiling water tap delivers hot water on demand, so there is no need for a kettle which frees up more space. Not only do these taps reduce water and energy consumption, but they also save time, from making instant hot drinks, to steaming vegetables or cooking pasta. In addition, they are a fantastic tool to help clean and sterilise utensils, baby bottles, etc.

A state-of-the-art modern Italian induction hob with a built-in downdraft extractor was also a wonderful addition to this kitchen. The downdraft extractor eliminates the need for a hood, drawing steam and smells across the tops of your pots and pans. Other appliances include a NEFF Oven, the slide and hide model as used in the Great British Bake Off TV series, a NEFF Combi Microwave oven, NEFF  warming drawer, NEFF fridge-freezer and NEFF dishwasher.

The Lounge

For the living room we wanted to create a perfect balance between style and functionality, brightening up the space aided by a neutral colour palette. Wall panelling was added to introduce personality, and an abstract art peace sits lit perfectly in between.  Special blinds were also fitted that allows a view to the outside but doesn’t allow a peek in. The meticulous attention to detail even goes as far as to a wall mounted TV where wires are concealed behind the chimney breast, with connections added for digital TV and a CAT6 connection to receive high-definition streaming services.

The Study Area

Do you find yourself increasingly working from home? Or as parents, do you want to be able to oversee your children doing their homework but find it incredibly frustrating when they are doing it on the dining table when dinner is ready to be served?

Well, we feel we have come up with the perfect solution by integrating a stylish and practical study space in the family living room.

 

Every detail was carefully considered. The workspace was made large enough to accommodate two workstations, a floor to ceiling storage cupboard was added large enough to house a printer and stationery, twin illuminated study shelves were added to display ornaments and books, and a CAT 6 connection included for high-speed wired internet access as well as numerous power outlets for connecting to a computer and peripherals.

The Rear TV Lounge

To the back of the ground floor we have the TV lounge. A long wall mounted media unit provides ample storage, and connections for Digital TV and CAT6 to stream hi-definition channels.

The Garden

Ever since the pandemic, gardens have never been more important to us. The garden is the space where one can retreat to find peace and happiness, but also where you can play and entertain.

 

We designed this garden with low maintenance in mind. A computerised auto-irrigation system was installed into the lawn which can water the whole garden and keep the grass green in the heat of summer. Outdoor patio lighting and electric points were also added, and porcelain tiles used throughout - although considerably more expensive than some other materials, they are extremely durable and low maintenance.

The Garden Room

To the back of the property is a fully insulated garden room, equipped with lighting, power sockets and a CAT 6 Connection. Heating is provided via an electric heater which has an automatic occupancy sensor but can also be over-ridden through Wi-fi controls which enables you to turn on / off the appliance from an app. The space could be used for a variety of uses, from a gym, hobby room, yoga room, home spa, teenage getaway room, guest room, home office and our favorite, a media room! Simply add a big screen, some speakers, a projector, add a few bean bags, bring your popcorn and stream your favorite movies as loud as you want away from your neighbours!

The Utility, Storage and Coat Room

In designing the more functional aspects of the floorplan, consideration was made to build a utility room, a storage and a coat room. Utility rooms in recent years have become a high priority for many buyers. A dedicated space not only provides additional storage and keeps the noise of white goods out of the living space, it frees up valuable kitchen space and also prevents the bedrooms from being overrun with laundry equipment. Skillfully enclosed behind bifold doors, we have installed a wash sink perfect for tackling those stubborn stains, and a brand new Bosch 8kg Washing Machine and separate 8kg Bosch Tumble Dryer.

The coat room is ideally located away from the hallway offering a generous space for coats and a pram too, if needed.

A separate storage room houses the branded Valiant boiler and also serves as a convenient space to store essential, yet visually unappealing, items used in daily living, such as mops, brooms, vacuum cleaners, ladders, and more.

The Master Bedroom and En-Suite

The master bedroom on the 2nd floor of this stunning terrace house is sure to impress. With its 2.6m ceiling height and spacious dimensions, boasting a double aspect, the master bedroom offers generous proportions. It features a custom his and hers wardrobes, along with additional storage space in the eaves for suitcases. To the side of king-size bed we have incorporated USB ports into the mains sockets for charging phones and watches overnight. Hidden behind one of the wardrobes is a brand new and upgraded unvented hot water cylinder which can provide high water pressure throughout the house, a substantial improvement of the combi-boiler systems of the past.

 

Attached to the master bedroom is the generous En-suite which is tastefully finished with Carrera marble floor tiles and equipped with the latest smart toilet, featuring a heated seat, washing, and drying facilities. The oversized double stone vanity, complemented by brass taps and accents, proudly holds a large mirror with LED backlighting and Bluetooth Speaker capabilities. This allows you to stay updated with the news or relax to your favorite music while taking a shower. The generous shower area is adorned with brass accessories and herringbone floor to ceiling glossy bronze Zellica tiles (which won Tile of the Year); the shower room exudes elegance, style and practicality for luxurious living.
